The Project
A real estate investment firm managing over 1,400 U.S. properties sought to evaluate on-site solar opportunities across its portfolio of office, multifamily, retail, and industrial sites. With ambitious sustainability goals and a looming deadline to assess on-site solar feasibility, the firm needed a scalable, efficient solution. Traditional building-by-building assessments were too slow, fragmented, and lacked transparency, making it nearly impossible to generate actionable results for such a diverse portfolio.
The Result
The customer received a live portfolio-wide solar feasibility evaluation available to everyone at the company. The evaluation covered 1,400+ properties spanning 38 states and 81 utilities and multiple asset types: office, multifamily, retail, and industrial. Lumen provided investment grade financial models relying on thousands of data points per building, with auditable energy, policy, and financial metrics. Each assessment featured detailed financial models for cash, loan, PPA, and community solar options, along with carbon reduction values.
The customer discovered hundreds of properties with solar economics of double-digit un-levered IRRs. These returns exceed the underlying fund strategy in many cases. This streamlined process allowed the firm to prioritize projects effectively, and enjoy a single source of truth to advance renewable energy projects with maximum profitability.
